Oh, I see — noticing

-구나 and -군요 mark something you have just noticed or realised. -구나 is for yourself or close friends; -군요 is the polite form, a little more thoughtful than -네요. Action verbs take -는구나 / -는군요 in the present; adjectives, nouns and anything in the past take -구나 / -군요 directly.
